Design Associate Manager
Job Summary
The Design Associate Manager is responsible for supporting and managing the design development process across various projects, ensuring that design deliverables comply with project requirements, company standards, budget constraints, and development objectives. The role coordinates with internal stakeholders, design consultants, and project teams throughout the design stages to ensure the successful delivery of high-quality design solutions.
Key Responsibilities
1. Project Brief & Development Support
Participate in developing the engineering breakdown and project brief in collaboration with Senior Architects and the Development team.
Support the preparation of preliminary feasibility studies and development briefs.
Ensure alignment between design requirements, project objectives, and the initial estimated cost per square meter.
Provide technical input during the early design and planning stages.
2. Technical Specifications Development
Develop discipline-specific technical specifications in accordance with project requirements, RFPs, and company design standards.
Ensure that all specifications align with project objectives, quality requirements, and applicable regulations.
Support the continuous improvement of design standards and technical requirements.
3. Design Planning & Coordination
Participate in developing design phase schedules and project timelines in coordination with architects and consultants.
Monitor design progress against approved milestones and deliverables.
Coordinate with internal stakeholders and external consultants to ensure timely completion of design activities.
Support the resolution of design coordination issues.
4. Design Review & Quality Control
Review design deliverables submitted by consultants, including drawings, specifications, BOQs, and cost estimates.
Ensure that consultant deliverables comply with technical specifications, RFP requirements, and company standards.
Identify design discrepancies, technical issues, and coordination conflicts and provide recommendations for improvement.
Support the preparation of design packages for tender documentation.
5. Design Standards & Design Manual Development
Participate in developing, updating, and maintaining the company’s design manual and architectural standards.
Contribute to establishing design guidelines for residential, retail, and mixed-use developments.
Ensure consistency of design standards across the project portfolio.
6. In-House Design Support
Develop detailed drawings and technical solutions for minor in-house design tasks when required.
Ensure all in-house designs comply with company standards and project requirements.
Coordinate with other disciplines to ensure proper integration of design solutions.
7. Documentation & Design Control
Ensure all design documents, drawings, and revisions are properly managed and updated.
Coordinate with the Document Controller to maintain accurate records and ensure proper archiving of design deliverables.
Support document control procedures to facilitate efficient retrieval and distribution of design information.
Maintain design logs, comments, approvals, and revision histories.
Qualifications
Bachelor's degree in Architecture, Architectural Engineering, or a related discipline.
Minimum of 8–10 years of experience in design management, architectural design, or design coordination within the real estate or construction industry.
Experience working with design consultants and multidisciplinary teams.
Previous experience within real estate developers or design consultancy firms is preferred.
Technical Skills
Strong understanding of design development processes and design management principles.
Knowledge of architectural standards, building regulations, and construction practices.
Experience in reviewing drawings, specifications, BOQs, and design documentation.
Proficiency in AutoCAD, Revit, BIM, and Microsoft Office applications.
Understanding of design coordination and project delivery processes.
