Technical CRM Section Head
Job Summary
We are seeking an experienced and customer-oriented Technical CRM Section Head to lead the technical customer relationship management function during handover, modification, and post-construction activities. The successful candidate will be responsible for managing handover inspections, supervising modification activities, monitoring property compliance, and leading the technical CRM team to ensure an exceptional homeowner experience while maintaining project quality standards and community regulations.
Key Responsibilities
1. Handover Inspections & Snag Management
Lead and supervise handover inspections with homeowners to ensure units are delivered in accordance with contractual specifications and company standards.
Oversee the identification, documentation, and closure of snagging items, defects, and outstanding works.
Coordinate with construction, maintenance, and quality teams to ensure timely resolution of snag items before final handover.
Ensure homeowners receive proper guidance regarding maintenance procedures, property usage, and community regulations during the handover process.
Monitor handover performance and ensure customer satisfaction throughout the process.
2. Homeowner & Tenant Modification Management
Supervise the review and approval process for homeowner and tenant modification requests.
Oversee the preparation and review of modification drawings and layout plans to ensure compliance with project standards.
Monitor site implementation to ensure modifications are executed according to approved designs and specifications.
Identify unauthorized modifications and coordinate corrective actions when required.
Provide technical consultation and guidance to homeowners regarding design feasibility and compliance requirements.
3. Site Inspections & Quality Monitoring
Conduct regular site visits to monitor unit conditions, construction progress, and finishing quality.
Ensure that all finishing works comply with approved drawings, specifications, and quality standards.
Identify potential risks, technical concerns, or deviations and escalate them to management when necessary.
Support continuous improvement initiatives related to customer experience and technical quality.
4. Community Compliance & Violation Management
Monitor properties and common areas for structural violations, unauthorized modifications, extensions, or non-compliant works.
Maintain accurate records of violations and coordinate corrective actions with the Community Management team.
Work closely with Community Management and Security teams to enforce community guidelines and project regulations.
Ensure adherence to company policies, architectural guidelines, and community standards.
5. Contractor & Stakeholder Coordination
Supervise contractors performing modification and finishing works to ensure compliance with approved designs.
Coordinate with construction, maintenance, quality control, and community management teams to resolve technical issues.
Monitor contractor performance and ensure work is completed within agreed timelines.
Support the resolution of site challenges that may impact handover schedules or customer satisfaction.
6. Documentation & Reporting
Maintain comprehensive records of inspections, handovers, snag reports, modification approvals, and site activities.
Prepare periodic reports related to handover status, customer issues, violations, and modification progress.
Ensure all technical CRM documentation is accurate, updated, and properly maintained.
Provide management with regular performance updates, KPIs, and operational reports.
Qualifications
Bachelor's degree in, Architecture, Construction Engineering, or a related field.
Minimum of 5–7 years of experience in technical customer relationship management, handover, construction, finishing, or property management within the real estate industry.
Previous experience in a supervisory or leadership role is highly preferred.
Strong understanding of residential construction, finishing works, handover processes, and customer modifications.
Knowledge of community regulations, property compliance, and quality standards.
Proficiency in AutoCAD, Microsoft Office, and technical reporting tools.
